A changing real estate market
The question I'm hearing constantly: "When should we start buying real estate in this market?" My answer: NOW! Real Estate is offering some of the best opportunities for great purchases. Whether as an investment, or as a new home there are plenty of "deals" available. People seem to be bothered that they can not get as much for their property as they may have received a year or two ago. No big deal, if you buy you will get the same deal on the new purchased property and the loss from a sale will be returned in the savings of the purchase.
I have been through more than one changing market in Northwest Arkansas, and although prices have not dropped as much as I expected, I am finding that there are some great investment opportunities available. In the last few months, I have seen more and more properties at unbelievable prices. Anyone that has ever wanted to become an investor in real estate should look to buy while the market is offering these great prices.

It seems we're getting more "big" real estate investors looking at NWA. I heard today that a big group of investors from New York thinks Arkansas is still the best Real Estate investment in the country.

There is no doubt that this is one of the best markets in the U.S. Even with to many new construction homes and to many lots on the market, prices have remained stable and are still increasing in certain market areas. What a great place to live! I wouldn't move for twice the money.

For some people, it really is a great time to buy or sell and then there are some that probably should not even be dipping their big toe in that water right now. It all comes down to your needs, motivation and personal financial circumstances and that hasn't changed much.
